San Francisco has overtaken New York as the country’s most expensive rental market for the first time since 2019. Average asking rents rose 18% in under two years to about $3,728 a month, while vacancy fell to around 2%; only about 3,300 units are under construction out of a 74,888-unit pipeline. The ranking remains in place as of the report aired September 1, 2026.
